Indonesia Immigration\u2019s<a href=\"https:\/\/apoa.imigrasi.go.id\/en\/register\"> APOA foreign-guest reporting system<\/a> states that accommodation owners or managers must report international guests, and its registration categories include villas. Confirm who handles reporting at your property and where the records are kept.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Thailand Villa Licensing: Phuket and Koh Samui<\/strong><\/h3>\n\n\n\n<p>Thailand has both hotel licensing and a notification route for qualifying non-hotel accommodation. The Department of Provincial Administration\u2019s<a href=\"https:\/\/multi.dopa.go.th\/omd3\/assets\/modules\/news\/uploads\/a3f94348dae95e97d90677a4b567527c6540b0780c579057418007582614109.pdf\"> 2023 non-hotel accommodation guidance<\/a> covers accommodation with no more than eight rooms and capacity for no more than 30 guests, subject to other conditions, including supplementary-income requirements.<\/p>\n\n\n\n<p>Being below those limits does not automatically make a commercial villa exempt from hotel licensing. Ask a qualified local adviser to confirm the applicable category, notification or licensing status, building requirements and guest-reporting duties for your operating model.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Japan Short-Term Rentals and the 180-Day Rule<\/strong><\/h3>\n\n\n\n<p>The<a href=\"https:\/\/www.mlit.go.jp\/kankocho\/minpaku\/overview\/minpaku\/law1_en.html\"> Japan Tourism Agency\u2019s Private Lodging Business Act guidance<\/a> sets a maximum of 180 operating days per year under that route. For a property in Niseko, Hakuba or Furano, establish its legal route before making assumptions about how many nights you can sell.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Sri Lanka Villa and Rented-Home Registration<\/strong><\/h3>\n\n\n\n<p>The Sri Lanka Tourism Development Authority\u2019s<a href=\"https:\/\/www.sltda.gov.lk\/en\/home-stay\"> Home Stay, Bungalow and Rented Accommodation guidelines<\/a> include registration, inspections and continuing standards for accommodation operating under that scheme. These cover property condition, hygiene, facilities and guest safety.<\/p>\n\n\n\n<p>Confirm the category that fits your property and its renewal requirements. Continuing to meet the standards matters just as much as obtaining the initial approval.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Keep a Regulatory Risk Register<\/strong><\/h3>\n\n\n\n<p>Record each applicable obligation in one shared register: the person responsible, evidence of compliance, the next deadline and the consequence of missing it. Include licences, business registrations, taxes, guest reporting and required safety approvals as applicable.<\/p>\n\n\n\n<p>Keep this separate from a general task list.
